The Stonewall Motel is situated just minutes from the historic Lyndon B. Johnson Ranch on HWY 290 in Stonewall, Texas. This retro motel and RV park is located in a beautiful area of the Texas Hill Country and is situated in the heart of Texas Wine Country.
Located between Fredericksburg and Johnson City, this is the perfect location to capture the hot tourism market of the booming Texas wine industry. Take a drive along this section of HWY 290 and you will be amazed at the growth and development that is taking place right now. New vineyards, new distilleries, and new retail shops are springing up constantly and The Stonewall Motel and RV park is strategically located right in the middle of it all to optimize your opportunities. There is tremendous potential for this lodging business in the area as there is a serious lack of accommodations anywhere between Johnson City and Fredericksburg. The motel is just minutes away from one of Texas’ most visited historical sites, the JBJ Ranch. Many visitors come to the area to visit the ranch, especially during wildflower season. Having a place to stay nearby will be a welcomed treat.
The Stonewall Motel features 12 rooms, some with two full size beds and some with one queen bed. All guest rooms have a private three piece bathroom. Furnishings including microwaves, small refrigerators, coffee makers and hair dryers convey and well as laundry equipment in 2 laundry rooms. With a little makeover in each room, given the demand for lodging in the area, the rooms could rent for much more than they do now.
One of the laundry rooms could be converted into a lounge with doors opening to the back of the motel. Then a deck could be added with tables and chairs for a nice relaxing setting overlooking the back of the property. Behind the hotel and next to the RV park, there is a large field and a shady tree filled area next to a creek. So much could be done with this area to make it a destination spot in the wine country. The property has beautiful shade trees, a wet weather creek and plenty of room to create a communal park setting for gatherings.
There is also a managers suite located behind the office that features a full kitchen and separate living and bedroom areas. The lobby and office, with a makeover, would be a great place to welcome guests after a long day of wine tasting. The upstairs deck would be the perfect place to entertain guests.
The 2.91 acre parcel also includes an RV park with room for 10 spaces. All campers currently on the property will be removed prior to closing. There is also a shed with a covered area that could be turned into a picnic pavilion or a gathering spot for visitors after a day of wine tasting. Another excellent use of this property would be to ease the spaces for Tiny Homes. There are a lot of people working in the local wine industry who have to make long drives to work. Having a space for tiny homes would be a welcomed addition to the area.
There are two nearby dining options, Lindigs Restaurant and Stonewall Diner. Directly across the street is the Peach Country RV park. Another parcel across the street is soon to be developed with cabin rentals.
This darling little motel is ready and waiting for a new owner to come and transform it into a gem of the 290 wine trail. Wine enthusiasts will rejoice to have a comfortable and cool place to stay without driving all the way to Fredericksburg or Johnson City.
