Bell Mountain Vineyards was founded in 1976 by one of the pioneers of the Texas wine industry, Robert Oberhelman and may be considered one of the oldest wineries in Central Texas. It is located just 20 minutes from downtown Fredericksburg, Texas and close to Enchanted Rock.

The land is approximately 75 acres with a 2 bedroom, 2 bath main home, a 1 bedroom guest house that is perfect for a winemaker or vineyard manager; the winery facility; tasting room; office and lab. There is also a warehouse with cold and dry storage. The sale includes the business name, all of the business equipment as well as all of the licenses and permits required to make and distribute the wine. The vineyards, winery and storage are designed to handle 10,000 cases. Please note the winery is not currently operating and has not operated in a number of years because the founder has passed on and the family is unable to continue operations. Therefore, there are NO financials available.

There are about 50 acres of vineyards, of which about 15 acres are planted and the remaining acres are all trellised and ready to be planted. It would be my recommendation that you have a vineyard manager walk the vineyards to determine how many of the existing vines can be kept and how many need to be removed. The cost of replanting the vineyards will depend on the type of vines, but a former vineyard manager who worked at Bell Mountain estimated $3 to $6 per vine using 726 vines per acre (10’x6’ spacing). That said, the new owners would likely want to bring in grapes or unfinished juice to start producing wine in the short-term, while waiting on the new crops to produce enough fruit to produce a sufficient quantity of estate wine.

Ag valuation exists on all of the land except about 3.82 acres that comprise the homestead and the winery. This keeps the property tax to a minimum.

There are a total of four wells on the property. One has been permanently capped. Two are currently in use and the pump will pulled from the third as it was not being used. All of the wells feed from the Hickory Aquifer and because they are grandfathered in, are not subject to flow restrictions, so there is plenty of good water on the property. Well logs are available if they are interested. There are also two septic systems, although I have not been able to locate design information. This would need to be investigated during the due diligence period.

There are only two deed restrictions on the property (buyer should verify). One states that the land can not be used for a livestock feeding operation and the second states that the land can’t be used as a wrecking yard. That means someone purchasing the property could choose to restart the winery, and potentially add lodging, a wedding venue, a restaurant, etc. The opportunities for additional income streams are there!
